The Economics

Bill it to the listing. Your net cost: $0.

Most broker engagement letters include, or can include, a marketing and packaging fee paid by the seller. Pass the production fee straight through: the seller pays for a visibly better book, and you recover fifteen-plus hours per listing at no net cost.

Sample engagement-letter language brokers use:

“Seller shall reimburse Broker for the reasonable cost of third-party preparation of marketing materials, including the confidential information memorandum and related documents, not to exceed $______.”

Confidentiality is a term of every engagement: we never contact your client, never reuse identifiable information, and work from the materials you provide through a secure upload.

What do you need from me to start?

Three years of financials (or what exists), a completed intake form, and any existing marketing materials. Our intake checklist tells your seller exactly what to gather.

Are you a broker or advisor? Will you talk to buyers?

No. OneClose produces documents and analytical work product only. We don’t market listings, contact buyers or sellers, negotiate, or provide valuation opinions. You run the deal; we build the materials behind it.

What if my listing is unusual?

Ranges above cover most Main Street and lower-middle-market businesses. Multi-entity, franchise resale, or heavy add-back situations get a firm written quote at intake before you commit.

Can I see the quality first?
